Spanning a 5,000-acre estate, it is a living expression of Tuscan heritage where centuries-old farmhouses have been exquisitely reborn as ultra-private luxury villas. Each residence unites the art and history of Tuscan craftsmanship with modern amenities designed to embrace the surrounding landscape, inviting guests to heated infinity pools and curated gardens surrounded by the Italian countryside.

the challenge

To elevate the guest experience, the villas needed the enhancement of an intuitive control solution but preserving the defining character of the property would be key. While each of the nine villas is architecturally distinct with unique attributes, the platform needed to be consistent across the estate and remain discreet in function and form to stay true to the Rosewood brand.

the solution

System integrator Nextdomus Srl had a clear directive to design a technological approach that would elevate the guest’s stay and never intrude upon it. With no two villas alike, the system needed a modular, flexible approach that could adapt effortlessly to each space while delivering a familiar interaction for guests. Automated scenes were programmed with intentionality, and manual controls are available to adapt to unique preferences so that each guest could feel immediately at home.

the technology

Lighting plays a central role in the guest journey, subtly guiding the ambiance to set the right mood in the restaurants or support daily routines within the villas. Beyond the interior spaces, outdoor lighting zones are also included to create a unified experience. Crestron dimmers deliver precise control of both dimmable and switched circuits. Scenes are preconfigured for each space, allowing guests to initiate sequences like “Welcome” or “Good Night.” Custom preferences are also available, with personal adjustments from Crestron touch screens or the Crestron handheld remotes.

Precise climate control is tailored to deliver comfort without distraction across the estate. A network of Crestron Horizon® thermostats enables independent, zoned management for manual and automated adjustments throughout the day. Variable fan speeds, temperature limits, and Celsius or Fahrenheit selection provide more familiarity for guests, while the staff can manage conditions property-wide.

Personalization continues further into the entertainment system, as guests can unwind with their favorite show in the living room, or enjoy a curated playlist that can fill the entire villa as they move about. Guests can transform a single room to cultivate a certain vibe, or all of the rooms to build a cohesive mood that translates from room to room for entertainment or relaxation. With a single touch, guests can shape the sound, content, lighting, and climate simultaneously for a bespoke villa environment.

Crestron Home® OS powers each villa, delivering responsive room-by-room control. This approach means every residence can operate independently for the guests, while keeping a standard experience across the estate. All controls from lighting and climate to audio and video are brought together in a unified interface, ensuring guests have individualized control inside their villa. These villas are all anchored by a centralized Crestron infrastructure which provides comprehensive monitoring and management of all the villas and common areas, such as the restaurants, the wine store, the main pool, and the spa. Rosewood’s concierge teams use a Crestron XPanel interface from the Staff House control room to oversee the system property-wide and adjust environments in real-time.

Each villa now functions as an autonomous yet connected smart home, delivering seamless comfort for guests while providing the estate team with complete operational clarity. The thoughtfully designed UI features multilingual support and a custom theme aligned with the Rosewood brand, bringing the entire system together.
